TERMS, CONDITIONS AND LIMITATIONS OF ALL HOME INSPECTION SERVICE SOUTHERN REGION PTY. LTD. ARE AS FOLLOWS:

 

1.         This report is based upon a visual, non-invasive and non- disturbance inspection within the areas of the premises, which is available and visible to our representative at the time of inspection.  Any areas of the premises that are not accessible covered by soil, flooring, cladding, roofing, insulation, sarking, fixtures, floor coverings, furniture, fittings, household goods or storage items (non of these items are removed or disturbed) preventing inspection are acknowledged to be excluded from this report. Sub-floor and roof cavity areas including structural items, flooring and plumbing systems are excluded from this report if access clearance between bearer and soil is less than 400mm. to the sub-floor and 600mm. to roof cavity crawl space. We have not inspected foundations, slabs, damp barriers, stumps, piers, posts, poles which are covered, inaccessible, unexposed or below ground level and we are therefore unable to report that any such part of the structure is free from defect. The rating of foundations, slabs, stumps, piers, posts or any other item as serviceable is based on a visual inspection to the exposed areas and observation of any excessive movement to walls floors etc, this does not necessarily mean that any of the above are free from defect.

 

2.    This report does not cover: The detection or presence of actual, alleged or threatened discharge dispersal, release or escape of asbestos, lead paint, harmful materials, smoke, vapours, soot, fumes, acids, alkalis, toxic chemicals, liquids or gases, waste materials or other irritants, contaminants or pollutants into or upon the property buildings land, the atmosphere or any watercourse or body of water (including groundwater).  Swimming/spa pools or spa baths, water tanks and associated electrical and plumbing systems, latent garden defects, garden lights, sprinkler systems and general garden fixtures, or defects that may be further affected by weather conditions, as well as wear and tear are also excluded from this report. This report is not designed to cover defects of a minor nature such as loose/missing knobs towel/clothes rails etc sticking doors, windows, locks, catches, handles or minor unevenness in application of floor coverings, tilings or hairline cracks to tiling, glass, plaster and minor surface mould, internal paint finish.  Minor draughts to floor, wall, ceiling cladding, windows and doors. Minor cracking, uneven surface and water pooling to paving, paths and driveways. See p.18 The Standard Property Report.

 

3.    We have not inspected woodwork on other parts of the structure, which are covered, unexposed or inaccessible, and we are therefore unable to report that any such part of the structure is free from defect.  Timber stumps are difficult to inspect due to limited access, the majority of rot to stumps is below the soil. Therefore it is not always possible to predict the remaining service life of stumps. Flue and chimneys are inspected from outside accessible areas only insides are excluded. This report is based on the condition of the property at the date and time of the inspection and cannot reflect subsequent events.  Estimated costs of repairs are not an official quote, they are merely an opinion of possible costs depending on materials, workmanship, etc use as a guide only (seek quotations from relevant trades people). Quoted time factors for any recommended repairs are approximate only and may be further affected by changes in circumstances such as weather conditions. Repairs noted as urgent should be attended to as soon as possible. This may be difficult, considerable time can lapse until the purchaser takes legal possession of the property.  Negotiations may be possible with the owner to repair urgent items as soon as possible (especially safety items) otherwise further damage and deterioration may occur to the fault or surrounding areas.    

 

4.    This report is prepared strictly for the person to whom it is addressed and is not transferable to any third party and we hereby accept no responsibility to any third party in relation to any matters contained in this report.  This report is invalid if any pages are missing. The report is copyright and remains the property of All Home Inspection Service Southern Region Pty. Ltd.  No part of this report may be copied or reproduced without written consent. Any termite or pest related damage to the buildings or site is excluded from this report.  Pest and vermin infestation is not covered by this report.  Qualified Pest inspectors should be engaged for Pest and termite inspections (clients to arrange).  Plumbing and electrical inspection is of a visual nature only, subject to access and service connection, no testing of circuit breakers/ safety switches. A further inspection by a licensed electrician or plumber may be recommended. Excluded: any gas plumbing or fittings, washing machine taps, underground drains-plumbing-electrical and overhead electrical and communications mains supply, two or three phase electrical systems, any plumbing or electrical systems covered by soil, floor, wall or ceiling cladding, insulation or other obstructions blocking visual access.  Subject to operation, service supply and access a basic function check is performed to lights, power points, exhaust fans, range hood, smoke alarms and hot water service. Electrical wiring to buildings is not tested or inspected (this should be performed by a licensed electrician). Operation and installation of heating/air conditioning systems are excluded from this report. These units should be checked by authorised service personnel, as should any internal components of any of the above units. We recommend all gas appliances and connections be inspected and checked by a licensed gas plumber/installer.  Dishwashers, stoves, ovens, fireplace, wood heaters, intercoms, alarms, ducted vacuum systems, ceiling fans, telephones, internal and external blinds, soft furnishings and floor coverings such as carpet/vinyl and any item not specifically noted in this report are excluded. 

 

5.    Inspection of multi story, attached, strata title and common property buildings. Our reports only cover buildings up to two stories and areas accessible from a 3. 6-meter ladder. Units, Flats, town houses etc inspections are limited to access e.g. unit situated on the third floor, we can not inspect roof or external walls and associated items due restricted access, therefore the interior only will be inspected.  Attached buildings sharing common property also have limitations, as we only have access to the relevant building not neighbouring property areas. 

 

6.    Site inspections cover a maximum area of 1000 square metres.  Recommended vegetation and tree removal may need to be further assessed by an appropriately qualified person such as an arborist and/or geotechnical engineer.  Any structure not connected to the dwelling (house) e.g. garages, carport, outbuildings, decks, pergolas, steps/ramps, bridges, handrails etc are excluded from this report.  Investigations regarding the position of buildings in relation to boundaries, roads, easements, etc are the client’s responsibility.  Boundary and other fencing are not included.  Title measurements are the responsibility of the purchaser who may wish to employ a licensed land surveyor.  Unstable soil, drainage, landslip, bushfire risk and flood prone sites are the responsibility of the purchaser or client as well as issues and investigations regarding permits (planning and building), planning or statutory authorities, zonings, easements, roads, service utilities and supply agencies and should be further investigated through appropriate local authorities and persons.

 

7.        The Maintenance Repair Guide, Precautions re Older Houses, Glossary of Building Terms and Comments made throughout the report are intended as a general guide only and are limited in there application and will not cover every aspect of the building or site. Appropriately qualified persons may require further investigation of faulty items.  These guides are provided as an extra free service over and above the actual inspection and we will not be held liable for any omissions or errors.   Some items marked as ‘serviceable’ in this report may not conform with current building regulations due to continued changes to building regulations.  Please note that any subsequent improvement works undertaken must comply with current regulations.  To fully inspect the property we require full access to the building and site e.g. sub floor, roof cavity, rear yard etc and all services to be connected and operational (clients responsibility to arrange). Payment is due within 7 days of receiving the report, an additional fee will be charged for overdue accounts or any subsequent inspections due to restricted access or disconnected services. This report will not identify defects, which are not reasonably accessible and are not apparent from reasonable inspection in accordance with the above terms and conditions.  We will provide free verbal advice on request (by telephone only) regarding any item in this report for a period of 1 month from the date of inspection.  This report is valid for 1 month from date of inspection.

8.        If for any reason you do not agree with the Terms and Conditions listed above and information on page 2 or any other parts of this report please contact us within seven days from date of inspection, in writing. If there has not been any correspondence within the seven days we will assume you accept the Terms and Conditions and information on page 2 or any other parts of this report.
